House rules.

Please let us know your expected arrival time by phone (or via WhatsApp), so as to avoid unnecessary waiting and/or misunderstandings.

On arrival you must present a valid identity document (passport, identity card or driving licence), required for the registrations prescribed by current legislation. Our guests’ data is processed in compliance with current privacy legislation.

You will then be shown the room and bathroom assigned to you and the common areas at your disposal. You will also be given the keys to your room, which must be returned on departure.

For public safety reasons, access to our B&B by anyone other than registered guests is prohibited at all times.

Check-in: from 12:00 to 20:00 (in this case it must be arranged with the owner of the property); earlier or later times must be agreed at the time of booking.

Check-out: strictly by 11:00. Late check-out is possible only if agreed before your stay (paid service).

Breakfast may be taken in the common lounge between 08:00 and 10:30, unless otherwise agreed with the management.

Bed linen is changed every 3 days and at every change of guest. Bath linen is changed daily.

Rooms and bathrooms are cleaned between 10:00 and 12:30. We ask guests to vacate the room by 11:00 so that we can tidy and clean it. We also kindly ask you to arrange your personal belongings so as to allow this cleaning.

1. 1Cancellation at least 15 days before the stay: the amount paid will be refunded.
2. 2Cancellation less than 15 days before the stay: the deposit paid will be retained.
3. 3Cancellation or change within 3 days before arrival: the full amount of the stay will be retained.
4. 4Cancellation by the guest during the stay: the full amount will be retained. Early departures will not be refunded.
5. 5No-show: you will be charged the full amount of the booked stay.

Should a guest cause damage to the property, to the fittings belonging to the rooms assigned to them or of any other kind, they are required to inform the owner immediately and, after the necessary checks, will be charged the related costs.

Animals are not allowed inside our property.

Smoking is prohibited inside our B&B. This simple rule exists to protect non-smokers and those who will stay after you, as well as being a fire-prevention requirement. Offenders will be subject to the penalties provided by law.

1. 1Please do not prepare or eat meals in the bedrooms.
2. 2Please refrain from any act that could cause a fire, such as using heat-generating devices: heaters, cooking appliances or irons in the rooms.
3. 3Please do not use the room for purposes other than accommodation.
4. 4Gambling or other acts that disturb other guests are strictly prohibited.
5. 5Please do not remove equipment or furniture from the B&B premises.
6. 6Running, shouting and pranks are not acceptable behaviour anywhere on the property: corridors, lobby, stairs and rooms.

Should a guest fail to comply with these rules in their entirety, we reserve the right to terminate their stay at our B&B, in accordance with the applicable contractual regulations.
